Of course many homes in Newfoundland have an ocean view. What makes this home unique is the ocean geography in front of the house. Land on either side of the house juts out into the Atlantic forming the harbor. So the waves not only break on the shore at the front of the home, but also crash along the shores and cliffs on both sides. The house faces almost due east, and so the Nor' Easter storms, with their huge tides and waves, make for a very exciting sight. There is a large studio apartment (the right hand half of the upper floor, including the octagon), that is completely separate from the main house, thus allowing you, if you desire, to live in a smaller home, at least during the winter. We have lived here year-round for 14 years, and saved money on heat by living in the winter in our apartment. We opened up the entire house when we entertained. We have decided to downsize into a smaller house, and so most of the furniture, including some 100+ year old antiques that belonged to my family, will be included in the sale. The house consists of Living Room, Dining Room, Kitchen, Pantry, Tea Room, Two guest bedrooms each with full private bath, Walk-in closet, Laundry/exercise room (professional LifeFitness treadmill included), Separate apartment with octagon living room, bedroom, bath, kitchen, dining areas, large attached two car garage with workshop, hobby room/shop, 14x21 bonus room, 6x23 Storage room, and large decks. There is a large patio/deck in the backyard that is sheltered from the winds that sometime blow across the ocean. The North Atlantic is not kind to beachfront property, but in the last two years we have taken steps to make the house virtually weatherproof and almost maintenance free. We installed vinyl windows, a "torch-on" roof (the best roofing available here), and Heritage vinyl siding. The siding is three times more expensive than typical vinyl siding, but looks like wood until you touch it. Each of the two upstairs guest bedrooms in the main house has an antique bed and dresser, two swivel chairs, and a small table. Each room has a separate bath and dressing area. Both rooms command spectacular views of the Atlantic and the Flatrock fishing harbor. The downstairs is completely open, consisting of the living room, dining room and kitchen. The floors are knotty pine. The kitchen features custom built cabinets with many drawers and specially made tile counter tops from Utah with hand painted tile designs. All cabinets come full with dishes, silverware, pots and pans, etc. There is a large pantry off of the kitchen. The entire house boasts wide base, crown molding and chair railing. There are custom shelves and cabinets throughout the house. A 34 foot long tea room spans the bottom right half of the house. Picture windows cover the front wall, giving an unobstructed view. When we served afternoon tea, our guests would so enjoy the views and the ambiance that they would stay all afternoon. I was an architect/builder from California, and designed the house to be a truly multi-purpose home. The studio apartment has a separate electric meter and a separate outside entrance, so either or both the apartment or the main house could be rented separately. We have a winter home in Utah, and have often thought of renting the main house, and keeping the apartment to return to in the summer. I have commented on the views, but house itself is spectacular when passing by. Even with the ocean view, you will find that more than half of the people passing by look at the house rather than the ocean. There is a wonderful back patio with a garden that is sheltered from the weather, protecting us from the North East winds that sometime come in over the Atlantic. Last summer the home was completely renovated, inside and out. The inside was re-painted throughout. A new, 20 year "torch-on" roof (the best you can buy, here) was installed. New vinyl windows and new vinly decorator siding were installed. The deck adjacent to the studio apartment is new, and all other decks were repaired as necessary and re-stained. The house itself was built from 1989 to 1994, and stands on the site of the pre-eminent house in Flatrock that was build in the 1920's. Much of the architecture of the original house was used for the new house.
